Asphalt is a flexible pavement. It can provide years of useful service, but it responds to heat, cold, water, traffic, soil movement, and concentrated loads. The way a new surface is used and maintained can reduce avoidable damage without making the pavement immune to weather or movement below it.
This guide provides general education, not a warranty or a project-specific maintenance specification. Following these practices can reduce risk, but it cannot guarantee pavement that remains perfectly black, flat, smooth, mark-free, or crack-free. Site soils, frost, drainage, base preparation, pavement design, mix, thickness, compaction, traffic, weather, and maintenance all affect performance.
Let the crew release the surface
New asphalt must cool before it carries traffic.
Keep vehicles, equipment, people, and pets off the pavement until the paving crew says it is ready. The appropriate wait depends on the mix, pavement thickness, shade, air temperature, surface temperature, and other job conditions. A single waiting time does not fit every project.
Hot-mix asphalt becomes stable enough for traffic as it is compacted and cools. It should be allowed to cool naturally. The Asphalt Institute advises against spraying a fresh mat with water to rush reopening because water primarily cools the crust and may make the still-hot pavement less stable under traffic. Flexible does not mean defective
Asphalt remains temperature-sensitive throughout its life.
Asphalt binder is thermoplastic: it softens as temperature rises and stiffens as temperature falls. Fresh black pavement can become much hotter than the surrounding air in direct sun, so the first hot season is when tire scuffs and shallow marks are most likely. Asphalt generally stiffens as it ages, but it does not become a rigid slab. Even older pavement can indent or move when high heat is combined with a heavy, concentrated, or long-lasting load.
Light tire scuffing is often cosmetic and may fade under normal use. It is not automatically evidence of poor material or poor workmanship. Deep indentations, continuing shoving, trip hazards, or depressions that hold water deserve evaluation rather than a cosmetic cover-up. Let the vehicle roll before turning the steering wheel. Avoid tight stationary turns, hard starts, hard braking, and repeated pivoting in one spot—especially during the first warm season.
Spread weight over more surface
Point loads and long parking times can leave depressions.
Trailer jacks, RV leveling feet, motorcycle kickstands, dumpsters, storage containers, equipment outriggers, and narrow supports can place substantial force on a small area. On warm pavement, use a wide, rigid plate that distributes the load instead of concentrating it at one point. A small scrap of soft wood may still crush and transfer the load into the surface.
Do not assume a passenger-vehicle driveway is designed for garbage trucks, loaded material trucks, cranes, heavy equipment, or repeated commercial traffic. Asphalt thickness is only one part of capacity; the subgrade, aggregate base, drainage, mix, construction, axle load, tire pressure, temperature, and length of loading all matter. Discuss the heaviest expected use before construction whenever possible.
Petroleum can soften petroleum binder
Address gasoline, diesel, oil, and hydraulic-fluid spills promptly.
Asphalt binder is a petroleum product. Gasoline, diesel, motor oil, hydraulic fluid, and petroleum-based solvents can soften it and cause the surface to deteriorate. Absorb a spill promptly, remove the contaminated absorbent, and follow applicable product, environmental, and disposal instructions. Do not use gasoline, diesel, or another petroleum solvent as an asphalt cleaner.
If the affected area becomes soft, sticky, loose, or crumbly, have it evaluated. A stain and a softened pavement area are not the same problem, and a surface coating may not be an adequate repair.
Protect the support below the mat
Keep water moving and keep pavement edges supported.
Clear culverts, drains, swales, and inlets so rainfall and snowmelt have an approved path away from the pavement. Do not let soil, landscaping, sediment, or stored snow build up along an edge and trap water. Repair eroded gravel shoulders and avoid repeatedly driving off unsupported pavement edges.
Persistent ponding, new low spots, water emerging through a crack, or a soft shoulder can indicate a drainage, base, or settlement problem. Montana freeze-and-thaw conditions can make trapped water especially costly. Sealcoating the top does not correct uncontrolled water below the pavement.

Prepare before the snow hides the edges
Plow and deice with the pavement in mind.
Mark pavement edges, transitions, drains, curbs, and obstacles before snowfall. Plow at a controlled speed and avoid catching exposed edges or high spots with the blade. Excessive scraping, tire chains, studded tires, and sharp metal tools can abrade or gouge the surface. Keep piled snow where meltwater can drain away rather than soak an edge or refreeze in a depression.
Asphalt Institute guidance reports that sodium chloride, calcium chloride, and calcium magnesium acetate do not normally damage well-designed and well-constructed asphalt pavement. That qualification matters. Follow the ice-control product label and consider its separate effects on adjacent concrete, metals, vehicles, vegetation, pets, and runoff.
Match the treatment to the distress
Crack sealing helps manage water, but it cannot rebuild a failed base.
Inspect asphalt after winter and again before freeze-up. Cracks that open and close with temperature require a different approach from nonmoving cracks, potholes, edge failure, or widespread structural distress. Proper preparation, material, weather, and application all influence whether a crack treatment performs as intended.
The Montana Department of Transportation Crack Sealing Manual explains that timely sealing can limit water entering the pavement and base. It also states that structural distress cannot be corrected with crack seal. Alligator cracking, recurring potholes, settlement, broad rutting, or continued shoving calls for evaluation of the underlying cause—not simply more filler or a darker surface.
Use condition, not sales pressure
New asphalt should not be sealcoated immediately.
The Asphalt Institute says a well-designed and well-constructed low-traffic pavement, such as a driveway or parking lot, should not normally need sealing for approximately two to five years, depending on climate and the quality of the original work. Sealcoating may become useful as an older surface becomes dry or brittle, develops small surface cracks or voids, or begins to ravel.
That range is not a mandatory calendar schedule. Inspect the actual pavement and select a treatment for its condition. Fix drainage, failed areas, and appropriate cracks first. Sealcoat is a surface-preservation treatment; it does not add missing structural support or repair unstable soil, a failed base, rutting, shoving, or widespread alligator cracking.
- Use a reputable contractor and a product intended for the existing asphalt.
- Ask for an asphalt-emulsion system; the Asphalt Institute does not recommend products containing coal-tar compounds.
- Apply a thin, uniform coat in suitable weather—excess material can track onto shoes and tires.
- Keep traffic off until the coating has fully set under the product manufacturer's and contractor's instructions.
- Reinspect periodically, but reapply only when pavement condition warrants it.
Watch for meaningful change
Know what deserves a closer look.
Aggregate texture, gradual color change, isolated tire scuffs, and some seasonal movement can occur without proving failure. The goal of maintenance is to protect useful pavement and catch developing problems early—not to promise that natural materials will never change.
- Deep or growing depressions, ruts, or shoving
- Persistent ponding or water entering beneath an edge
- Widespread alligator cracking or recurring potholes
- Soft, sticky, loose, or crumbling areas after a petroleum spill
- Settlement, edge breakup, or movement that continues from season to season
Surface care can limit preventable damage. It cannot guarantee perfection or correct every problem caused by soil, frost, drainage, base support, loading, design, construction, or weather. If the pavement is changing in a way that affects use, drainage, or safety, ask for an on-site evaluation.
